How off-plan expert Mahiga Homes is fulfilling housing needs

Mahiga Homes has been building houses within Nairobi Metropolis for slightly for more than two years now.



Demand for housing is unmet in the country and the off-plan mode is helping bridge the shortfall of 250,000 units a year.

One of the proponents of this home buying option is Mahiga Homes Ltd, a Nairobi-based property developer.

By October, it will have built 11 housing projects. It has, in that period, handed over eight projects and is on site at three.

Mr Partrick Muchoki, the Director, says one of these projects, Rockvilla I, is almost complete and the handing over is set for August 8.

“We have already transferred individual titles from Mahiga Homes to the home buyers,” he says.


Mahiga Homes Ltd’s Cornerstone I Estate.

Rockvilla comprises three-bedroom master en-suite bungalows, each sitting on a 40 by 80 plot. This gated estate is divided into courts and located in a prime area in Joska, 900 metres off Kang’undo Road. The other ongoing projects are Osoit I and Brickstone.

Osoit Gardens Kitengela Estate is sold out.

Located just off Kitengela-Namanga Road and near Acacia Crest Academy, this gated estate offers a beautiful view in a cosmopolitan area. It comprises three-bedroom master en-suite bungalows.

Brickstone Garden comprises three-bedroom master en-suite bungalows in a gated estate built on 106 square metres on Kenyatta Road, Ruiru.

Mahiga Homes has so far handed over four estates.

By October, it expects to add three more to the list of completed projects.

The property developer was off to a fast start with its maiden project, Cornerstone I. It was planned that buyers would pay for the houses over 12 months. However, the developer completed it in half that time.

Cornerstone III was the firm’s second project. Construction completion time was set at 12 months, but Mahiga Homes delivered the project one month earlier.

Cornerstone IV took the property developer seven months to complete, against the set deadline of 12 months.

Kamulu Cornerstone Garden took exactly 12 months to complete as was proposed before construction began.

Mahiga Homes is currently selling four new off-plan housing projects. These are: River Front, located in Ruiru; Rock Gardens I and II; and Osoit II, in Kitengela.

Mr Muchoki says his firm is flexible in helping those with dreams to own a home in and around Nairobi succeed in their quest.

The Mahiga Homes Director says: “Come and sit down with us. We’ll work out a plan that will work for you and us.”

Mr Muchoki argues that off-plan is “the best and most viable route to owning a home – even in 10,000 years to come.”

Mahiga process of owning a decent home

The process of buying a home through Mahiga Homes Ltd is clear.

The prospective homeowner is always taken through it.

“It is all about providing (correct) information,” says the firm’s Director Patrick Muchoki.

Home buying through off-plan, he avers, requires trust between the developer and the investor. It is a two-way traffic.

Mr Muchoki says the process is a collaboration and the sharing of information is critical.

Mahiga Homes explains to prospective buyers what to expect from the beginning all the way to the handing over of the completed house.

The property developer takes interested buyers to the ground or site of the housing project to view the location and also observe the amenities available nearby.

“If they like what they see, we give them an offer letter,” says Mr Muchoki.

This letter contains details about the plot, price and the mode of payment.

“We ask for a deposit as a sign of commitment and the buyer pays the balance in monthly instalments,” the Mahiga Homes director says.

Typically, the home buyer is expected to pay equal monthly instalments.

The firm then gives the investor a sale agreement that stipulates what either party is required to do until the house is fully constructed and ready for occupation. These are obligations with clear, specific timelines.

Mr Muchoki says before the Covid-19 outbreak, the agreed construction period was 12 months.

Home buyers who paid the required deposit and monthly instalments expected to receive the keys to their houses at the end of this period.

However, since the pandemic hit the world, Mahiga Homes, in consultation with buyers, revised the project completion period to 18 months.

Mahiga Homes builds standalone three-bedroom bungalows in gated estates.

Mr Muchoki explains that the firm builds this type of houses to give families enough bedrooms rather than having them squeeze into two bedrooms.
